Tianhe is where most newly arrived expats end up: modern towers, serviced apartments, and kitchens fitted within the last decade. That shapes the work. We are rarely replacing rusted pipework here — we are dealing with blocked kitchen drains, running toilets, failing flexi-hoses, and water pressure that behaves differently on the 28th floor than it does on the second.

Because the buildings are new, faults tend to be local and quick to fix. What is not quick is getting access: a Tianhe tower may need gate registration, a lift booking for tools, and the management office to sign off on anything touching a shared riser. We plan for that before we arrive, not after.

Faults We See Most Often in Tianhe

Blocked kitchen drains in new fit-outs

Modern kitchens use narrow-bore waste pipes with short horizontal runs and a trap that is easy to foul. Cooking oil that goes down warm sets solid by the time it reaches the first bend. The result is a sink that drains slowly for two weeks and then stops entirely. Clearing the trap is part of the job; jetting the run behind it is what stops it happening again next month.

Toilets that will not stop running

In a tower where the supply pressure sits at 2–3 bar on the low floors, a worn inlet valve or a perished flush seal leaks continuously and noisily. It is one of the cheapest repairs we do, and one of the most common calls from Zhujiang New Town and Liede addresses.

Upper-floor pressure and air-locked lines

Higher floors in a 30-storey-plus building depend on booster pumps. When a pump cycles badly or a riser is air-locked, taps splutter, shower temperature swings, and water hammer bangs in the wall. We can identify whether the fault is inside your apartment or in the shared riser — which matters, because if it is the building's problem, your landlord or management office should be paying, not you.

Flexi-hose and valve failures under sinks

Cheap braided hoses have a service life of roughly five years. In a fit-out from 2018 that has just expired. A burst hose under a kitchen sink can put water through a floor slab into the apartment below, so it is worth replacing them deliberately rather than waiting for the failure at 2 AM.

Response Times Inside Tianhe

Emergency calls in Tianhe are typically reached in 45 to 60 minutes during the day. Zhujiang New Town, Liede and the Sports Center area are the quickest to reach; Shipai, Tangxia and Chebei sit behind more junctions but are still inside the hour most of the time.

Two things slow us down, and both are avoidable:

  • Gate registration. Tell us the compound name, block and unit when you book. If your building needs a visitor pass, having your phone number ready saves ten minutes at the barrier.
  • Peak-hour tunnels. The Huangpu Avenue tunnel and the Inner Ring Road can turn a fifteen-minute run into forty between 17:30 and 19:00. We will say so when we quote your arrival window rather than pretend otherwise.

Tianhe Questions

Do you charge extra for Tianhe addresses?

No. Tianhe is a core district, so there is no travel charge. The only additions are the CNY 150 night dispatch fee for emergency calls between 22:00 and 08:00, and any parts you approve.

Can you deal with my building management for me?

Yes. We can speak to the management office or your landlord in Chinese, explain the fault, and arrange access. Many of our Tianhe clients never have a conversation about plumbing in Mandarin at all.

My neighbour's leak is coming into my ceiling. Whose problem is it?

We can trace where the water is actually coming from, which is usually the first step in settling that question. If it originates in the unit above or in a shared riser, we will document it clearly so your landlord or management office can act.
